How Turnover Work Differs
A homeowner spends three weeks choosing a color. A turnover needs the floor in before the next tenancy starts, in a spec that was decided once and never revisited.
What matters is the opposite of what matters in a retail job: consistency over choice, speed over deliberation, and durability over luxury.
Portfolio Spec
We will help you settle one specification across the portfolio — usually a mid-grade waterproof plank in a neutral mid-tone, with carpet retained only in bedrooms where the property type calls for it.
Once that is agreed, every subsequent unit is a phone call. No sample visit, no decision, no delay. That is where most of the saving in multifamily flooring actually comes from.
Partial Versus Full
We will tell you when a unit needs one room rather than four. On a portfolio, replacing only what is genuinely worn is a substantial saving over a blanket policy, and a contractor who volunteers that is worth keeping.
Where a floor is a consistent spec across the portfolio, partial replacement actually works — the new section matches, because it is the same product.
Scale and Honesty
We are a residential-scale company. We can handle steady turnover volume and small multifamily properties well. A three-hundred-unit complex on a compressed schedule is not our work and we will tell you so rather than take it and fail.
