Spec for the Exit, Not for Yourself

The commonest investor mistake we see is speccing to personal taste. The floor needs to survive a tenant or photograph well for a buyer — not win a design award.

For rentals: mid-grade waterproof plank with a decent wear layer in a neutral mid-tone. It cleans up between tenancies, hides wear, and costs less over five years than the cheapest product replaced twice.

For flips: the same, plus new baseboard. Continuous plank through the ground floor is what makes listing photographs work.

Where the Volume Is Right Now

The Tampa Bay properties turning over most heavily are in south county — Ruskin, Wimauma, Gibsonton, Clair Mel and Palm River — along with older Plant City and Town ’n’ Country stock. That is where we do most of our investor work and where we hold material availability.

Newer communities are also coming into play. Builder-grade flooring in the 2010s Riverview and Wimauma developments — Triple Creek, Panther Trace, Ayersworth Glen, Southshore Bay — is now failing at exactly the point those homes are hitting the resale and rental market.

Multiple Properties

If you run more than a handful of doors, look at multifamily turns and trade pricing. Program work is priced differently to one-off jobs.
