What We Do for Agents

• Walk the property and quote before listing. Tell us the target list date and we will work back from it.
• Turnaround inside a listing or closing window. Give us the date; we will tell you honestly whether it is achievable rather than promising and failing.
• Neutral, photograph-well selections that will not date the listing or narrow the buyer pool.
• Work directly with your seller so you are not the middleman on every scheduling call.
• Repeat-agent pricing. Ask.

What Actually Moves the Needle

From thirty years of pre-listing work, in order of return:

1. Replacing worn carpet in the main living areas. Nothing else photographs as badly or reads as cheaply.
2. The staircase. Disproportionately visible, comparatively cheap to redo.
3. Running one continuous floor through the main areas. Makes the ground floor read as larger and more current.
4. New baseboard. Small cost, and it is what makes the room look finished in photographs.

What rarely pays back: expensive material in a mid-market listing. Buyers notice new, not premium.

Occupied Listings

Most pre-listing work happens with the seller still living there. We are used to it — furniture moved, one room at a time, house liveable throughout, and no debris left sitting in the driveway for the photographer to work around.
