What Goes Wrong Underneath
- Slab out of level. Plank telegraphs it as dips and hollow-sounding spots, and seams open along the high points.
- Old adhesive residue. Prevents proper contact and causes lifting.
- Moisture in the slab. The Florida problem. Trapped moisture will lift a floating floor and void most warranties.
- Soft spots and squeaks in older wood subfloors — common in Seminole Heights, Hyde Park and pre-war Plant City homes.
- Height mismatch between original rooms and later additions.
Moisture Is the Florida-Specific One
Concrete slabs in Florida hold and release moisture, and a slab that reads fine in January can read very differently in August. Fitting a moisture-sensitive product over a damp slab is one of the most common causes of early failure in this state, and it is entirely avoidable.

What We Do About It
- Check level across the run and correct with self-levelling compound where needed.
- Grind or scrape old adhesive.
- Check slab moisture before specifying a product.
- Refasten and silence squeaking wood subfloors.
- Resolve height differences between rooms with proper transitions rather than a lump of trim.
